PROJECT PLANNING / COASTAL & INLAND HOMES

Screened-in rooms for the way you live outside.

Practical decisions for Myrtle Beach, Charleston and the communities beyond the beachfront.

What is a fixed screened-in room?

A screened-in room uses fixed screening to create a more sheltered outdoor sitting space. Define whether the project encloses an existing porch or adds a new structure, and compare the floor, roof, openings and access together.

UNDERSTAND THE DIFFERENCES

Two starting points. Different work beneath the screens.

Use these distinctions to shape a useful brief before choosing products or comparing proposals.

LOOK CLOSER

The details behind a better decision.

Ask about the complete project, the documents behind the product and the conditions at your home.

01

Start with an existing porch or a new footprint

These are different projects. Ask which existing components can remain and who will assess them. Have the scope identify structural work, screening, doors, finish details and any roof or drainage connections that need coordination. A photograph cannot establish whether a porch is ready to enclose.

02

Design around the way you will use the room

Map seating, walking paths and door access. Discuss screen visibility, cleaning, pets and furniture exposure. A fixed screen lets outdoor conditions influence the room; it is different from a glass enclosure and should not be described as conditioned living space.

03

Compare the enclosure details

Ask for the framing and screening system, opening layout, door operation, floor transitions and maintenance instructions. Confirm what electrical or other work is included, if any, and who handles permits and association reviews. Keep adjacent deck and railing work visible as separate line items.

TAKE THIS TO THE CONVERSATION

What belongs in your written proposal?

Give each contractor the same brief. Record what is included, what is excluded and which questions still need an answer.

  1. Describe the intended use and existing space.

  2. Separate conversion from a new addition.

  3. List structural, floor, roof, screen and door work.

  4. Plan furniture, circulation and cleaning access.

  5. Confirm approvals and any separately included electrical work.

COASTAL ROOTS. INLAND PERSPECTIVE.

The right questions start with your home.

A beachfront property, a Conway neighborhood and a Summerville home may have different exposure and review questions. Confirm the actual address, intended use and scope instead of assuming every Southern home has the same requirements.

CLEAR QUESTIONS. USEFUL ANSWERS.

What homeowners ask.

Is a screened-in room the same as a windowed patio room?

No. Fixed screen openings and glass window enclosures have different uses, enclosure details and ventilation questions. Define the proposed system and seasonal expectations clearly before comparing estimates.

Can an existing porch become a screened-in room?

It may be a candidate, but the floor, supports, roof, access and proposed enclosure need assessment. Ask which existing elements can remain and how any repairs or changes will be specified.

Is a screened-in room weatherproof or conditioned?

A fixed mesh enclosure is different from a sealed or conditioned room. Discuss wind-driven rain, comfort, seasonal use and maintenance without assuming a screen system creates an indoor room.

What should a screened-room proposal describe?

Look for the enclosure type, dimensions, supporting structure, roof scope, access doors, mesh, finishes and any coordinated deck or railing work. Keep additions, conversions and repairs clearly distinguished.

Does this guide cover retractable screens?

No. This publication’s screened-room coverage focuses on fixed screened-in rooms and porch enclosures. Share the proposed space with Contract Exteriors to confirm the current scope offered for your home.

Sources & documents to bring into the plan.

Manufacturer resources support product research. Government offices determine local requirements. Exact configurations, current documents and the property assessment still matter.

FROM RESEARCH TO YOUR HOME

Picture the screened room you will actually use.

Enclosing an existing porch and building a new screened room involve different work. Contract Exteriors can help you talk through the proposed space, existing conditions and the scope to investigate.

  • Map seating, access and everyday room use.
  • Discuss the floor, roof and structure that may remain.
  • Clarify fixed screening, doors and coordinated outdoor work.
